Garage to Annexe Conversions

A garage annexe lets family live close but separately: a bedroom, a shower room and a kitchenette with its own front door. It is a common choice along the coast, where parents move nearer to their children.

Annexes usually need planning permission as well as Building Regulations, because they create a separate unit of living. We will tell you on the survey whether yours does, and can handle the application.

Worth knowing

Planning permission
An annexe used by family as part of the main house is treated differently from one let out separately. We write the application around how you will actually use it.
Accessibility
If the annexe is for an older parent, it is far cheaper to build in level access, grab rails and a walk-in shower now than to adapt later.

Annexe for family: questions

Does an annexe need its own council tax?

Family annexes often qualify for a discount or exemption, but it depends on who lives there. Check with the local council before you plan around it.

Can a detached garage become an annexe?

Often, yes. Detached garages need more work on the walls, floor and services than an integral one, so the survey matters more.
